Contact PurslowsThe Party Wall etc Act 1996 was introduced with the intention of creating a single piece of legislation to allow building owners to carry out certain works to party walls or excavations near neighbouring buildings, whilst also protecting the interests of adjoining owners. Should a dispute arise involving construction work on or near a shared boundary, one or more surveyors may be consulted to produce a party wall award.

Enquire about party wall surveyingA party wall is a wall that forms part of a building and stands on the land of two different owners, for example a dividing wall between houses in a terrace. The Party Wall Act also covers party structures such as floors and party fence walls, so correct interpretation is important when dealing with the Act.
Works to a party wall such as forming pockets for steel beams, underpinning or inserting a damp proof course fall under the Act. In addition carrying out excavations within close proximity to neighbouring buildings or building on the boundary line (Line of junction) are also covered by the Act.
The Act contains specific provisions for appointing a surveyor to act for the adjoining owner if they do not respond within the necessary timescales. It is important that the procedures within the Act are followed so that the appointment is correctly made.
